Where does Cocoon Homes operate? Are you available in my area?

Our base operations are in Lehi, Utah. If you live in the US, then a Cocoon is available to you! We deliver anywhere in the US. We partner with trusted shipping providers to ensure delivery to your location. Shipping costs are generally per mile, and we’ll get quotes based on your location to secure the best price. Delivery within an hour of our location in Lehi, Utah, is typically complimentary if it's a chassis build.

Additionally, you are free to pick up or arrange for pickup of your Cocoon Home directly from our buildsite yourself, we would love to have you!

 

How can I start a project with Cocoon Homes? What does the process look like?

Getting started with Cocoon Homes is simple! Here’s how the process works:

4️⃣ Financing & Certifications – We’ll guide you through financing options and, if needed, assist with permitting and site requirements.

5️⃣ Build & Deliver – After final approvals, we begin construction! Your Cocoon Home will be built, delivered, and set up at your location.

How long does it take to build my Cocoon Home?

Typically, once we start building, you can expect your Cocoon Home to be finished within a 10–16 week timeline (about 2.5 to 4 months) depending on current volume and orders.

If you need a rush order, we can discuss timelines and additional rush fees where applicable and possible. Please note that building can only begin once the following steps are completed:

Final plans are approved, Initial fees are paid, Contracts are signed, and All necessary permits and certifications are obtained.

Can I custom design my floor plan?

While we offer a range of standard floor plans, custom builds are possible but will extend the timeline and increase the cost. Customizing your floor plan involves detailed design work with our team, including our designer, architects, and engineers. If you know exactly what you want, send a request and we will connect you with our design team to discuss costs and next steps.

Do you offer financing?

Yes, we work with lending partners who offer a variety of financing options. While many of our customers choose to pay with cash, we can also help you explore loan products such as traditional mortgages, construction loans, RV or trailer loans, home equity lines of credit (HELOCs), business loans (for investment properties and developments) or financing backed by other valuable assets or properties.

Traditional loans are often more accessible once the unit is placed and certified (e.g., after receiving a certificate of occupancy for ADUs). To bridge this gap, we also offer specialized loan options designed to help you through the build phase until certification is complete. Our financing solutions are tailored to make the process as seamless as possible, ensuring you have the support needed every step of the way.

Can Cocoon Homes be used as rentals or Airbnb properties?

Absolutely! Cocoon Homes are ideal for vacation rentals, backyard ADU rentals, or Airbnb properties. Their compact, functional design and sustainability make them perfect for short and long term rental opportunities, allowing you to generate income while providing guests with a unique and comfortable experience. Our Cocoon Home clients tend to get higher ROI per dollar than nearly any other house type!

What makes a Cocoon Home, or even tiny homes in general, different from an RV, mobile home, or trailer?

While they might seem similar at a glance, tiny homes are built to a much higher standard.

Here’s how they differ:

Construction Quality: Tiny homes are built using residential-grade materials and construction methods — just like a traditional house — while RVs and mobile homes are often built for short-term or seasonal use.
Comfort & Durability: Tiny homes are better insulated, more weather-resistant, and designed for full-time living in a wide range of climates.
Customization: Unlike RVs or trailers, tiny homes offer much more flexibility in layout, finishes, and features — making them feel like a true home, not a temporary shelter.

While both Cocoon Homes and traditional tiny homes are compact and space-efficient, Cocoon Homes set a new standard in quality and innovation. With enhanced design options and customization flexibility, our homes are built to seamlessly fit your lifestyle. What customizations can I make to a Cocoon Floor Plan at no extra cost?

Our Cocoon Floorplans come at no additional cost as long as no structural changes are made that require new engineering work. Since each Cocoon is built to order, you have full control over the finishes at no extra charge. This includes choosing your flooring, paint colors, countertops, cabinets, exterior siding, lighting and fixtures.

If you’d like to upgrade any fixtures or materials, you’ll only pay for the cost of the upgraded materials—we don’t add extra charges beyond that. This allows you to personalize your Cocoon while keeping costs transparent and manageable.

What are the size and dimensions options of Cocoon Homes?

Cocoon Homes come in a variety of series to fit different needs and lifestyles. Our 100 Series is the most compact yet highly functional, offering efficient one-bedroom floorplans. The 200 Series is ideal for short term rentals with a kitchenette set up. The 300 Series provides more space with a larger bedroom and closet, full kitchen, full bathroom, and living room. The 400 Series offers a full end cap kitchen with an island, and larger rooms throughout. The Double-Bedroom layout gives you the option for a second bedroom in the space. For those needing even more room, the 500 Series+ includes one-, two-, and three-bedroom layouts with expanded living areas and greater customization options.

In terms of dimensions, our homes range from 170 to over 1,000 square feet, depending on the series and layout. Widths typically start at 8.5 feet, making them road-legal for towing, but can extend beyond 10 feet for added space. Lengths vary from 20 to 50 feet, allowing flexibility for different property sizes and zoning regulations. Heights generally remain under 13.5 feet for mobility, but can be adjusted based on build specifications. Do these homes need permits?

For tiny homes (built with a chassis on wheels), we don’t handle permitting — that’s something you’ll need to check with your local city or county. Every area has different rules. With that being said, many clients consider a tiny home on wheels because they want to avoid the headache of working with their city/county on permitting and inspecting each step of the build.

If we’re building a Cocoon on a permanent foundation, then yes — we’ll take care of permitting and make sure everything is inspected and approved properly.

Are there any hidden costs in purchasing a Cocoon Home?

We strive to be transparent about costs. The price of your Cocoon Home will depend on the model, features, and delivery location. We’ll provide you with a clear breakdown of costs, and you’ll know exactly what you’re paying for upfront, with no surprises. Additional costs on top of the cost of the Cocoon itself may include delivery, customization options, and/or permits if applicable.

What site prep is needed on my property before the home is dropped off? Do you help with site prep or hookups?

We’ll help guide you through the site prep process. Every location is different, but in general, you’ll need:
– A graded pad for the home
– 50 amp electrical connection
– Water hookup
– Grey and black water sewage setup

If your property is near our Lehi, Utah location, our site team may be available to work with you on the site prep.

If we have contractor recommendations in your area, we’re happy to share them. And if you use our trusted delivery service, our delivery team will walk you through setup — including utilities, leveling, removing the tongue, and turning everything on.

Do you offer a warranty?

We absolutely stand by our work.

When your Cocoon is delivered or picked up, we’ll do a thorough walkthrough together. You’ll also have time to privately inspect everything — appliances, plumbing, electrical, finishes, etc. before a re-inspection.

If anything’s not right, we’ll fix it. No hassle.

And if you’d like peace of mind beyond that, we do offer a long-term warranty option. For more information, ask about our warranty options when reviewing floor plans with one of our team members.

How much do your tiny homes cost? How does that compare to your competitors?

Our homes are designed to offer exceptional quality at a fair price. Our smallest models start just over $50,000, while our largest standard floor plans are typically around $100,000. If you’re looking for a custom layout or an on-site accessory dwelling unit (ADU), costs will vary depending on design complexity, finishes, and installation requirements — and will generally exceed the base model pricing.

Compared to others in the market, we’re confident that no matter which model you choose, the combination of our craftsmanship, high-quality materials, and thoughtful design delivers the best value tiny home available today. Our homes are built to last, look great, and provide a solid return on your investment for years to come.

Do you deliver to my state?

Yes — we deliver across the entire United States! Whether you’re in a big city or a rural area, we can work with you to arrange transport and ensure your home arrives safely and securely.

Delivery costs will vary depending on your location and accessibility, but we’ll walk you through those details up front so there are no surprises. If you’re unsure about the logistics for your property, we’re happy to talk through it and help you plan for a smooth delivery.

We also deliver to Canada on a case-by-case basis — just reach out and we’ll let you know what’s possible.

Can I see one of your models in person? How do I schedule a visit?

Yes! We’d love to show you one of our Cocoon Homes in person. Touring a model is the best way to experience the thoughtful design, cozy feel, and quality craftsmanship that set our homes apart.

We’re located in Lehi, Utah, and offer model walk-throughs by appointment only. To schedule a visit, you can:

How are utilities handled?

All Cocoon Homes are built with 50 amp electric systems and include water and sewer hookups — no gas lines are used in any of our models.

We’ll coordinate with you and your site prep team to ensure everything is ready for seamless utility connection when your home is delivered. Typically, utilities will either be run from the street (or wherever the city/county utilities are currently located) or are run through the existing home. It is possible to connect the home with an exisiting water well system and septic system if necessary. 

Can I go fully off-grid with a Cocoon Home?

Absolutely. Many of our customers choose an off-grid setup for flexibility, sustainability, or remote living.

We offer off-grid options that include:

A 50 amp generator or solar power system (sized to match your energy needs)
Fresh water storage tanks
Sewage holding tanks
Optional greywater recycling setups
All utility inlets are built into the home, so if you ever want to switch over to city utilities, a well, or a septic system in the future, the transition will be simple and fast.

Can you move your homes to different locations?

Yes! Our tiny homes are designed to be movable and offer great versatility. All models in the 100 to 500 series are built on ball hitch trailers and can be transported by vehicles rated for their weight.

If you plan to move frequently or use your home for travel, we especially recommend the 100 Series. At 8.5 feet wide, it’s easier to maneuver and does not require oversize permits on public roads. In contrast, homes wider than 8.5 feet (like our 10-foot-wide models) do require oversize permitting when traveling on public roads—but moving within your own property is unrestricted.

We’re here to help you understand the logistics and make moving your Cocoon Home as smooth as possible.

Can the home be placed on my property while I rebuild?

Yes — in most cases, we can place the home directly on your property, allowing you to stay close to the rebuild process, monitor progress, and remain in your own community. If your site isn’t immediately ready due to debris, grading, or utility repairs, we can arrange short-term placement elsewhere until your property is prepared.

In some areas, the city or county may have specifically designated land available for your Cocoon, if that’s a better fit for your situation.

What if my property doesn’t have full hookups yet?

We have solutions for that. Our homes can be adapted for off-grid or semi-off-grid living while utilities are being restored. This may include water tanks, generators, or solar options, depending on your needs. We’ll walk you through what’s required and help you choose the setup that works best for your situation.

What happens to the home when I’m ready to move back into my rebuilt house?

You have several options:

Sell it — Many people in your situation have successfully sold their home to another family in need, often recouping much of their investment.
Keep it — Turn it into a guest house, home office, or short-term rental for extra income.
Move it — Take it to a vacation property or another piece of land for continued use.

**If you are in a temporary rental tiny home, we will arrange tranport to pick up the home when the lease agreement is over.

Our 100–500 series homes are all built on trailers and can be moved as needed. If you plan to move frequently, the 100 Series (8.5 ft wide) is easiest for travel without oversize permitting.

Are your homes safe and durable enough for my area’s weather conditions?

Absolutely. Our homes are engineered to withstand a wide range of conditions—from heavy snow loads in the mountains to intense summer heat in the desert. We’ve built units that have stood strong during West Coast windstorms, coastal rain seasons, and deep freezes.

If your area is prone to severe weather (high winds, heavy snow, extreme heat), we can upgrade insulation, roofing, and anchoring systems to match your needs. We work with you to ensure your home is safe, comfortable, and built for your environment, whether you’re in a coastal zone, a rural property, or a high-elevation rebuild site.

Can your homes be moved later if I only need them temporarily?

Yes. All of our homes from the 100–500 Series are built on trailers with standard ball hitches, so they can be moved to a new location.

If you plan to move your home often or use it for travel, our 100 Series (8.5’ wide) is easiest to maneuver and doesn’t require oversize permits.
Our 10’ wide models offer more living space but require oversize permitting when moved on public roads.
Once you’re done using the home as your primary residence, you can move it onto another property, sell it, or keep it as a guest house or rental.
