Can You Put a Tiny Home in Your Backyard in Las Vegas? Here's the Deal
Las Vegas is one of the fastest-growing cities in the country — and housing costs are climbing fast. So it makes sense that a lot of people are looking at tiny homes as a way to add housing on their existing property. But can you actually do it in Las Vegas?
The short answer: yes, in many cases. But there are rules, and they matter.
Nevada's Statewide Push
Nevada passed Senate Bill 150 (SB150) in 2021, requiring cities with populations over 150,000 to create zoning provisions for tiny homes. Las Vegas had to comply by January 1, 2024. The city has been working to update its code to explicitly Nevada allows tiny homes in the zoning districts where ADUs are already permitted.
What Las Vegas Actually Allows
Per the city's adopted regulations, tiny homes are permitted in all districts where ADUs are allowed — subject to the standards defined in the city's Title 19 code (section 19.9.4.B.6). In practice, this means:
If you own a properly zoned residential property, you can apply for a special use permit to build a tiny home as an ADU (often called a "casita" in Vegas). You can rent the ADU out on a monthly basis once it's approved. A tiny home community or "tiny house park" is also possible, but requires an approved Planned Unit Development.
Size and Setback Rules
Attached ADUs can be up to 50% of the primary dwelling's floor area, maxing out at 1,200 sq ft. Detached ADUs are also capped at 1,200 sq ft. Setback requirements (how far the structure must be from property lines) are defined in the code and vary by zone.
Clark County Complications
Clark County (which includes Las Vegas) has some quirky restrictions. Any structure over 200 sq ft requires a building permit. And if the unit contains a kitchen or cooking facility, it can't be classified as an ADU under Clark County rules. This can be a real wrinkle for tiny homes that are meant to be fully livable.
