Bulk and multi-unit orders

How do you buy tiny homes in bulk? (2026 Guide)

You buy tiny homes in bulk by contracting one manufacturer for a set of floor plans on a single contract, with deliveries phased to your site. Cocoon Homes builds 12 to 500+ units per contract in Utah at about 20 homes a month, and our most popular 300 Series is typically $84,000 per home.

Who buys tiny homes in bulk?

Most bulk orders come from five kinds of buyers. Community developers building a tiny home community or cottage court. RV park and resort owners adding glamping and resort cabins. Employers and project owners who need workforce housing near a job site. Agencies and nonprofits that need disaster relief housing fast. And hotel or property groups adding rental inventory on land they already own.

What they have in common is repetition. Once a floor plan is engineered and approved, every additional unit is faster and cheaper to build than the first, which is the whole reason to buy in volume.

What does a bulk tiny home cost per unit?

Per-unit pricing starts from the same five floor plans we sell one at a time. These are the prices most customers actually pay for a complete, finished home:

SeriesSizeLayoutTypical price per homeCommon bulk use
100 Series Studio170 sq ft · 20' × 8.5'Studio, 1 bath$63,000 ($68,000 full-size, 9.5' wide)Glamping, short stays, transitional housing
200 Series240 sq ft · 24' × 10'1 bed, ¾ bath, kitchenette$73,000Resort cabins, guest units
300 Series300 sq ft · 30' × 10'1 bed, 1 bath, full kitchen, laundry$84,000Full-time rentals, workforce housing
400 Series400 sq ft · 40' × 10'1–2 bed, 1 bath$94,000Couples, small families, crew housing
500 Series500 sq ft · 50' × 10'2 bed, 1 bath$109,000Family housing, long-term communities

Three things move a bulk number from there. Volume pricing: larger orders are priced per project because material buying and crew scheduling get more efficient at scale. Custom design: a fully custom, stamped plan set runs $7,000 to $10,000 once, then spreads across every unit built from it. Freight and site work: delivery is quoted by distance, and pads, utilities and setup depend on your site.

For context, McKinsey's report Modular construction: From projects to products found off-site construction can cut costs by up to 20% and deliver projects 20% to 50% faster than traditional methods. Those gains come from exactly what a bulk order does: one design built many times under one roof.

How fast can 50 or 500 tiny homes be delivered?

Production starts 10 to 16 weeks after plans are final. From there our Utah facility builds about 20 homes a month on a dedicated line, and we can add capacity in 20-unit blocks for larger orders. At the base rate a 100-unit order takes about five months of production; adding a second block roughly halves that.

Deliveries are phased to match site readiness, so your first homes can be occupied while later ones are still being built. Because the homes are built indoors, your pads, driveways and utility stubs can be finished at the same time instead of in sequence. Once a home reaches a prepared site, setting it takes hours, not weeks.

What should you have ready before you order?

  • Site control and zoning. Confirm the land is yours or under contract and that the jurisdiction allows the use you plan, whether that is an RV park, a community of homes on wheels, or foundation-set housing.
  • Placement mode. Homes can stay towable, sit semi-permanently on piers with skirting, or be set on a permanent foundation. The choice affects permits, financing and cost.
  • Utilities per unit. Plan a 50-amp electrical connection, a water connection and a sewer connection point for each home. All of our homes are all-electric.
  • A site plan. Pad spacing, access for delivery trucks and turning radius matter as much as the homes themselves.
  • Unit mix and widths. You can mix floor plans in one order, and we build in legal width bands from 8'6" up to 14'6", with homes up to 53 feet long.

How do you finance a bulk tiny home order?

Large projects usually pay through a deposit and staged payments tied to production milestones, and we offer structured payment plans for big orders. Developers often pair that with a construction or business loan. Homes on wheels are typically financed as equipment or chattel, while homes set on a permanent foundation can open up real-estate lending. Talk to your lender early, because how the homes are titled decides which loans are available.

Bulk tiny home FAQ

Is there a minimum order for bulk pricing?

Our multi-unit contracts typically start at 12 homes, and volume pricing is quoted per project. Smaller groups of 2 to 10 homes are welcome too; they are priced from the standard floor plan prices.

Can I mix different floor plans in one order?

Yes. Many communities mix studios, one-bedrooms and two-bedrooms. Each plan is built on the same production line, so a mixed order still moves at about 20 homes a month.

Do you deliver bulk orders outside Utah?

Yes. Homes are built in Utah and delivered nationwide on our own steel chassis, with freight quoted by distance.

Are bulk tiny homes built for full-time living?

Yes. They are residential-grade homes with full kitchens on most plans, full baths, laundry on the full-size models, and Mitsubishi Hyper-Heat mini splits for heating and cooling.

How quickly can homes be set up once they arrive?

On a prepared site with utilities stubbed, each home is set in a matter of hours. Site prep is usually done while the homes are still in production.
