Two ways to get a Cocoon home in the Salt Lake area

Most people searching for a tiny home builder in Salt Lake City want one of two different things, and the difference decides where the home can legally sit, how you pay for it and what it is worth to your property. We build both, from the same five floor plans.

What a Cocoon home costs

These are the prices most of our customers actually pay. Every home comes complete with a kitchen, bath and high-quality finishes as standard, and optional upgrades are modest.

  • 100 Series studio, 170 sq ft: typically $63,000
  • 200 Series one-bedroom retreat, 240 sq ft: typically $73,000
  • 300 Series one-bedroom, 300 sq ft, our most popular: typically $84,000
  • 400 Series one-bedroom flex, 400 sq ft: typically $94,000
  • 500 Series two-bedroom, 500 sq ft: typically $109,000

As a permanent ADU, plan on site work, utilities and city costs adding roughly 35 to 50 percent on top of the home price. A 300 Series one-bedroom built as an ADU usually lands at $113,000 to $126,000 all in. See every plan on our floor plans page, and the full breakdown in what an ADU costs in Utah.

Can you live in a tiny home in Salt Lake City?

It depends which kind. A tiny home on wheels is classified as an RV in most Utah cities, so living in one full time on a regular residential lot is generally not allowed. RV parks, manufactured-home communities and some unincorporated county land are the usual places it can go.

A backyard ADU is different. It is a permitted second dwelling, built to residential code and inspected, so it can sit on your lot wherever your city's ADU rules allow it. Utah's SB284, in effect since October 1, 2026, made a detached ADU a permitted use on qualifying lots of 11,000 square feet or more in the cities it covers. Each city still sets its own size, setback, height, parking and owner-occupancy rules, so check yours on our Utah ADU rules by city tracker, which covers Salt Lake City and 33 other Wasatch Front cities.

What to compare when choosing a tiny home builder

Whoever you choose, these are the questions that separate a quote that holds up from one that grows:

  • Is the price all in? For an ADU, ask what the foundation, utility connections and city fees add. Ours typically add 35 to 50 percent to the home price, and we walk you through every dollar.
  • Who handles permits? For ADUs, we prepare stamped plans and submit them to your city.
  • Can you walk through a finished home? You can walk through our model home in Lehi, a short drive down I-15 from Salt Lake City.
  • Can you change the layout? Personalizing one of our plans, with your choice of flooring, paint, cabinets, counters and fixtures, has no design fee. A fully custom plan with stamped construction drawings runs $7,000 to $10,000.
  • How will you pay for it? We work with lender partners who already know our homes, and we can point you to the right kind of loan for how the home will be placed.

Common questions

Where is Cocoon Homes located?

Our shop and model home are in Lehi, Utah, about 30 miles south of downtown Salt Lake City. We build backyard ADUs across the Wasatch Front, and tiny homes on wheels are delivered nationwide.

How much does a tiny home cost near Salt Lake City?

A Cocoon home typically runs $63,000 to $109,000 depending on the floor plan. Built as a permanent backyard ADU, the all-in cost including site work, utilities and city fees is typically $85,000 to $200,000.

Do you build ADUs in Salt Lake City?

Yes. We build backyard ADUs on-site across the Wasatch Front, including Salt Lake County, with our own Utah crew. Whether your lot qualifies depends on Salt Lake City's ADU rules, which we track on our Utah ADU rules by city tracker.

How long does it take to build a tiny home?
