Where Provo stands on SB284: Provo hasn't adopted its SB284 update yet; the Title 14 rewrite (PLOTA20260414) was continued on September 8, 2026. Until it is, the standards above are Provo's current ones, and Utah Code 10-21-304, in effect since October 1, 2026, also makes a detached ADU a permitted use on any single-family lot of 11,000 sq ft or more. Either way, we check your lot against the overlay map, the state rule and the current standards before you pay for design, since the rewrite could change them.
Which Cocoon floor plans fit Provo's rules
| Plan | Size | Fits Provo's size rules? | Added parking |
|---|---|---|---|
| 100 Series studio (home ~$63K) | 170 sq ft | No — 170 sq ft is under Provo's 200 sq ft minimum; widen it past 200 sq ft | 4 spaces total for home + ADU |
| 200 Series one-bed retreat (home ~$73K) | 240 sq ft | Yes, if your home's footprint is larger than 240 sq ft | 4 spaces total for home + ADU |
| 300 Series one-bedroom, most popular (home ~$84K) | 300 sq ft | Yes, if your home's footprint is larger than 300 sq ft | 4 spaces total for home + ADU |
| 400 Series flex (home ~$94K) | 400 sq ft | Yes, if your home's footprint is larger than 400 sq ft | 4 spaces total for home + ADU |
| 500 Series two-bedroom (home ~$109K) | 500 sq ft | Yes, if your home's footprint is larger than 500 sq ft | 4 spaces total for home + ADU |
| Provo also requires the ADU to be shorter than your home; we check roof height against your house before design. | |||
Most owners go wider or add square footage; custom footprints up to Provo's cap (smaller than your home's footprint) are available, and we size them to the rules before design. The 100 Series studio is the one plan Provo won't take as drawn; a slightly wider version clears the 200 sq ft floor. Provo's parking count covers the whole lot, so if your driveway can't hold four cars, that's the first thing we solve.
What an ADU costs in Provo
Plan on $85,000–$200,000 all-in for a Cocoon ADU in Provo: the home plus everything it takes to make it livable on your lot. The 300 Series one-bedroom, our most-requested plan, usually lands between $113,000 and $126,000 all-in. Site work, utility runs and city costs add 35–50% to the home price, and city fees typically run $3,500–$9,000. Two Provo rules show up in that number: the ADU needs its own utility meters, and the permit carries impact fees, so we price both at the lot check. A conventional custom-built ADU, by comparison, often runs $200,000–$400,000 or more. Line-by-line numbers: Utah ADU costs.
What an ADU rents for in Provo
A one-bedroom in Provo rents for about $1,299 a month. At that rent, a 300 Series ADU at $113,000–$126,000 all-in pays for itself in roughly 7.2–8.1 years of gross rent, before taxes, insurance and maintenance. Provo requires an owner occupant and an ADU Rental Dwelling License, so budget for the license and plan on living in one of the two units. Run your own numbers: ADU rental income in Utah.
How we build your ADU in Provo
- Lot check. We confirm your lot qualifies (Provo's ADU overlay, or 11,000+ sq ft under the state rule), then fit the ADU in the rear or side yard inside Provo's setbacks with room for 4 off-street spaces.
- Plan and finishes. Choose a floor plan or a custom footprint, kept smaller and shorter than your home, then pick finishes that match it.
- Engineer-stamped plans submitted to Provo. We prepare the permit set and submit it to the city; the building permit carries Provo's impact fees, and the ADU Rental Dwelling License is filed alongside.
- On-site build. Our own Utah crew builds your ADU on a permanent foundation on your lot.
- Final inspection, utilities, keys. We close out Provo's inspections and set the ADU's own meters in your name; Provo assigns the ADU its address, and we hand you the keys.
